Property Evaluation:
We will provide you with a property evaluation free of charge if you are in the market to sell your property and choose us to be your listing agent. If you are only looking to find out the approximate market value of your property, we can offer you a property evaluation for a minimal fee.
Lease:
We can help you fine suitable tenants if you are looking to lease out your property. In this process, we will search for tenants that meet your criteria. We will conduct showings of your property to prospective tenants at advance notice. We will perform credit checks and background checks if necessary on candidates, before the signing of the lease. The fee for this service is typically one month rent, based on a 12-month lease.
Rent:
Contact us if you are looking to rent a property. There are not always properties that meet your requirements available for lease in the area. If there is a suitable property for you on the market, we will contact you, and arrange for a showing of the property. Typically a $20 fee is required for a credit check. On occasion, we may perform a background check if necessary. If you qualify, the lease will be signed in our office. There will be no further charges other than the fees for the credit check and the background check.
Sell:
If you are in the market to sell your property, our agents will help you to assess the current market value of the property. Typically we require you to sign a 90-day exclusive listing agreement. We will advertise and conduct open houses and showings of your property at our expense. The commission rate varies between 4% and 6%.
Buy:
Contact us if you are looking to buy a property. There are not always properties that meet your requirements available for sale in the area. If there is suitable property for you on the market, we will contact you, and arrange for a showing. After the signing of the contract, we will serve as an escrow agent for your earnest money, until the closing of the transaction. You are responsible to find your own mortgage. Develop:
If you are developer, and need exposure and marketing of your projects, you may contact us. We are very experienced in helping developers to find buyers for your new projects. We have an average of 85% pre-construction sales record on new projects. The commission of pre-construction sales for new projects is to be negotiated on a case-by-case basis.
